Summary

Most new US homes use inexpensive, at-grade slab foundations and timber framing, which make construction fast and cheap but can complicate utility repairs and renovations. Standardized spacing, OSB sheathing, engineered I-joists, factory-made roof trusses, asphalt shingles, vinyl siding, open wall cavities, and drywall all reduce material, labor, and installation costs. Compared with England’s brick construction, American homes can reach structural completion in about two months rather than several months, but they generally use less durable materials and require more maintenance.

The American system prioritizes low upfront costs and lower-skill, efficient construction over durability, energy efficiency, and long-term expenses. It can allow sloppier work because builder certification is less standardized, though American homes are not necessarily worse when their lower prices are considered. The major missed opportunity is using this efficiency to build larger homes: Americans average roughly 800 square feet per person versus about 390 in the UK. Building smaller homes could make housing more affordable, especially for people most affected by the housing crisis; the system ultimately represents quantity and space over long-term quality.
